Went from one of the best places I’ve ever lived to easily the WORST! In short, this went from a family based apartment complex run by kind staff who truly went above and beyond, to a narrow minded “luxury” apartment complex more focused on price gouging and pettiness. I moved into Mallard 2 years ago. After not having the best of experiences in renting apartments before, it was a breath of fresh air to have a community who went above and beyond for their residents. A side from some minor isssues here and there (to be expected) my first year at mallard was great. Pricing was on the higher side but was worth the money. My second year however has been nothing short of disappointing. A price hike at the beginning of the year put my base rent at $1350, plus the garages which increased by $50 to $100 per garage putting my monthly cost at close to $1600. This did not include the majority of my amenities. Mallard re did our kitchens and bathrooms, and whilst they looked great, they took almost 2 months to have everything in. This wouldn’t be a big deal if I didn’t have to multiple leaks, cracked toilets, clogging toilets and non functioning sinks. There was a lack of rules being inforced, with renters double parking, kicking soccer balls at parked cars, and being incredibly rude and arrogant to other renters. I have had one renter on multiple occasions park his car next to my motorcycles, over the line and almost knocking them over. The following morning, he took it upon himself to grab my bikes and move them over to get into his car. After informing mallard multiple times about these situations I was assured action would be taken, but it never was. With the garages, I was informed by one of the groundsmen (who are one of the saving graces of mallard, truly great people) that one of the managers was throwing a fit because I had placed some heavy objects next to the large trash bins outside rather than inside them. These items wouldn’t of fitted inside the bin, and even if they did they were too heavy for one person to lift. They were neatly tucked up next to it and were not an eye sore for any other renter. I’m not sure what they would of wanted considering multiple renters do the exact same thing, and this has never been an issue until now. All of these things turned the atmosphere at mallard into one of pretentious and snobbery rather than the family environment I loved when I moved there in 2022. I decided to move out, and upon doing my exit review I was told I would have to repaint. When I first moved in we were told we could paint, and worst case if we didn’t repaint then we would lose the $250 deposit. At the exit review we were being told we need to primer the apt, and then a week later told that if we didn’t repaint the entire apt back to exactly how it is we would be charged THOUSANDS of dollars for a painting team. To top all of that off, now I’m receiving complaints from the mallard office about the string paint smell and that we need to deal with it. You cannot be serious….. My rent was scheduled to be $1850 this year if I renewed. That means to own, and run my apt would have cost me between $2300-$2500 PER MONTH. That’s more that most mortgages. Mallard has decided it wants to appeal to the clientele that bring home multiple 6 figure a year salaries, but failed to realize something. The people that make that level of money are far and few between, and on top of that, unless it’s for a short leases, they typically don’t rent. You can’t eliminate most of your clientele base to try and get as much money as you can. I highly urge anyone who is looking into mallard to wait. I do believe this complex has a high potential to be great, but with the shift in focus to money and not towards renters I would give it a miss for the next couple of years. The Village, Ashton Brooke and Wexford will all offer just as nice apartments with a much better environment. I’m incredibly disappointed in Mallard and will not be moving back here again.

I along with my family lived here for two years from 2017 till 2019. This apartment complex is so beautiful with two big lakes and lots of trees in the premises. I lived in a 2 bed apartment with a lake view and I loved it. Because of the lake little further of my apartment patio I got to see all migratory ducks, geese, and other birds. The apartments here have really nice designs and the rooms are spacious. The maintenance system is good. I never had any problem with maintenance of my apartment. My maintenance requests would be taken care of the same day I put in the request. They updated all the apartments in 2019 so the rents were up by some amount. But overall great apartments to live. I want to specially mention about Nicky who was a great and really helpful leasing consultant there. Always smiling and ready to help.

Price gouges galore. Find problems after you move out that weren’t there before . But if you move in then rust specs in the bathtub is perfectly fine!!!!!! Dented doors also fine, dirty patio, birds living in top ledge of patio, chipped doors and cabinets, all perfectly fine.All the photos are from me moving in !! I showed the people at the office so that they would not try to make me pay for problems that were there when I moved in. Then when asked about why I was being charged for new carpet when there were no stains as I inspected everything before moving out I was told the stains were UNDERNEATH the rug. Meaning you were planning to rip up the carpet know matter what! Also do you rip up the carpet for every tenant after they move? If not how do you know it is not from a previous tenant.Moving out is a nightmare you have to pay for 2 months ahead even after you are gone and lease is up.

Ever since my first impressions on the tour I felt nothing but heart warming aura. I moved in December and this review was long overdue! I love the apartment it is so beautiful! The best apartment I have ever lived honestly. Beautiful aesthetic and excellent service. Even the maintenance team is awesome as they fix work orders quickly and communicate very well.
